The Tame March CPI Numbers Deceive as the Price of Rent Surges Again

Please consider the BLS CPI Report for March 2023.

Month-Over-Month Details 

  • The Consumer Price Index for All Urban Consumers (CPI-U) rose 0.1 percent in March on a seasonally adjusted basis, after increasing 0.4 percent in February.
  • The index for shelter was by far the largest contributor to the monthly all items increase. This more than offset a decline in the energy index, which decreased 3.5 percent over the month as all major energy component indexes declined. 
  • The food index was unchanged in March with the food at home index falling 0.3 percent. 
  • The index for all items less food and energy rose 0.4 percent in March, after rising 0.5 percent in February. 
  • Indexes which increased in March include shelter, motor vehicle insurance, airline fares, household furnishings and operations, and new vehicles. 
  • The index for medical care and the index for used cars and trucks were among those that decreased over the month.

  • The all items index increased 5.0 percent for the 12 months ending March; this was the smallest 12- month increase since the period ending May 2021.
  • The all items less food and energy index rose 5.6 percent over the last 12 months.
  • The energy index decreased 6.4 percent for the 12 months ending March
  • The food index increased 8.5 percent over the last year. 
  • The shelter index is up 8.3 percent over the last year.

Shelter Notes

  • Shelter comprises 34.47 percent of the CPI
  • Rent of primary residence is standard rent (not owner occupied), unfurnished without utilities.
  • Owners’ Equivalent Rent (OER), is the estimated price one would pay to rent one’s own house, unfurnished and without utilities. It is the single largest CPI component at 25.41 percent.
  • The shelter index increased 8.2 percent over the last year, accounting for over 60 percent of the total increase in all items less food and energy.

Shelter has gone up at least 0.5 percent for 14 consecutive months dating to January 2022.

Most analysts have been expecting the price of shelter to come down. I have not been in that camp and still are not, although we are getting closer to smaller increases.

All these “rent is declining” false dawns have been wrong for three reasons.

  1. They are based on new leases, not existing leases.
  2. They report increases all at once whereas the BLS smooths things out over a 12-month period due to the fact that not all leases renew in the same month.
  3. Seasonality

In the months ahead we may finally see rents ease due to the fact there are a record number of apartments under construction. Just don’t expect to see declines. 

Meanwhile, the price of crude has taken off. Don’t expect energy to be another big savior in the April CPI report.

The “inflation is conquered” propaganda campaign has begun. Don’t believe your eyes, believe the lies.
0.1% inflation last month is 1.2% annualized. When is Powell going to board the “Mission Accomplished” ship (or in this case, podium)?
No more rate hikes. Expect a rate cut when something else in the financial system breaks.

Inflation came in “tame” but oil is at $83.27 as I write this comment. Inflation can easily go “untame” over the next few months especially with peak summer driving season / energy use coming. So the question now is will the fed hike in may or not?
The weather hasn’t been helpful for food production in the US either much less other parts of the world so we’ll see what happens.

I guess the big talking point will be “If you are homeless or living in your parents’ basement, then right now inflation is not such a big problem for you.”

One of my larger customer who builds for Lennar, KB Homes, and a few others in Southern California said they are hiring again because the home builders have told them to plan on it picking up over the summer.
I asked that if a year ago was their peak at 100%, what is it now and what are they projecting mid summer to be.
He said:
4/1/22 -100%
2/1/23 -60%
4/12/23 -70%
7/1/23 -85%
12/1/23 -75-80%

And housing nationally has only declined about 5%. So much for a real housing decline. The ONLY thing that’s going to break housing is a REAL recession. And even then, I’d given it 95% that Uncle Sam will step in with rent & mortgage relied of unemployment rises about 4.8%.

This is the best time for home builders… prices still sky high while existing homes inventory still very tight in many markets.

(probably) correct.
Landlords are loathe to cut rent. If things get bad, expect to see an increase in vacancies and landlord throwing in a month (or two) of free rent to sign lease / renewal … neither showing up in cpi.

Maintenance and Insurance costs along with property taxes are going through the roof (no pun intended).
If your landlord has an adjustable rate mortgage, his monthly mortgage payments have been and will be increasing .
I just don’t see how rents cannot be expected to continue to rise rapidly in this kind of environment.

No argument.
But there is an old saw that the THIRD owner of hotel (finally) makes money.
Current owners (if leveraged) are toast. In another year or two as the weak hands are flushed out, new owners who purchased for a song can lower rent (if they choose).

Eggs down 10.9% month over month (down 6.7% prior month).
Noticed $2.59 dozen large store brand a few days ago.

That egg bit must be regional because I paid almost $4/dozen for Walmart GV eggs last week just south of Raleigh NC

Definitely must be regional. Been around 2.60 for a dozen here in south Florida at Walmart for a few months now. In fact Walmart here in south Florida is about 1/2 the price of eggs as the local grocery store so somehow they had long term price agreements in place.

I was holding a pack of eggbites in my hand at Costco yesterday. It was 4)2packs for$11.99
I ended up putting them back because I figure I’m going to vote with my dollars to keep bringing the prices back down.
It’s not as bad of a feeling that you get when you get food poisoning, but it’s close.

In conjunction with cpi BLS releases real earnings:
“Real average hourly earnings decreased 0.7 percent, seasonally adjusted, from March 2022 to March
2023. The change in real average hourly earnings combined with a decrease of 0.9 percent in the
average workweek resulted in a 1.6-percent decrease in real average weekly earnings over this period.”
And when you consider:
“From March 2021 to March 2022, real average hourly earnings decreased 2.4 percent, seasonally
adjusted. The change in real average hourly earnings combined with a decrease of 0.9 percent in the
average workweek resulted in a 3.3-percent decrease in real average weekly earnings over this period.”
